After a quiet start to 2019 in the rural property market, Powells have experienced a very busy summer, with an upsurge in residential property market conditions during the summer months. A number of successful sales have been agreed, and are under offer during July & August, on a wide range of premium rural properties, including country houses, cottages, specialist equestrian properties, smallholdings and several premium landed properties.

Lucy Phillips, a Sales Negotiator at Powells, comments that "August is usually one of the quieter periods of the year in Estate Agency. With families being away on holiday, and children off school, property hunting often falls to the latter of their priorities. However, throughout August we have found that our sales enquiries have risen considerably, combined with significant applicant registrations searching for property in Monmouthshire".

Abbie Young Sales Manager at Powells adds "It is likely that the improved market conditions connected with deferred withdrawal of the UK from the European Union (originally proposed for the 31st March 2019) have resulted in a ‘bounce’ of pent up demand during the summer as vendors and buyers both have got fed up of ‘sitting on their hands’. The strength of the south-west property market has also been having a ‘ripple’ effect into south-east Wales, especially with the eradication of the Severn Bridge tolls, leading to continued house price growth in the region”.

"With property values and demand strongly increasing in and around Bristol, many are opting to take a longer-term view on commuting over the bridge to their workplaces. Monmouthshire is incredibly desirable, with beautiful countryside, thriving community and a wealth of unique properties, and generally values which lag a little behind the Bristol market. With outstanding Primary and Secondary schools also on the doorstep, the area is perfect for working families."

Abbie comments further “We are looking to maximise on this interest for all of our vendors of rural and country property. Alongside our premium marketing literature and nationwide exposure through targeted promotion, we draw applicants from all over the country, who register with us as specialist regional rural property agents. We also have strengthened our advertising within the south-west region due to the number of buyers from this region, to ensure that our properties receive the best exposure to the market”.
